Massachusetts is often considered a state that favors landlords due to its lack of rent control policies. However, it does impose numerous restrictions on the fees that landlords can charge their tenants.


Fee Limitations and Responsibilities

In Massachusetts, landlords are limited to charging three times the monthly rent, which includes the first month's rent, last month's rent, and a security deposit. Additional fees, such as pet deposits or any other charges, are deemed illegal and can result in triple damages for the landlord. Furthermore, landlords in Massachusetts are responsible for snow removal, landscaping, general maintenance, and repairs of the property.


Lengthy Eviction Process

If you encounter tenants who struggle with paying rent, the eviction process in Massachusetts can be lengthy, lasting up to six months. It is advisable to try and negotiate an agreement with the tenants outside of court.



Overall, Massachusetts leans more towards tenant-friendly regulations rather than favoring landlords.
